According to GSH Group, Inc., a multi-national facilities and energy management provider throughout the U.S. and Europe, 100 South Bedford Ave., owned and managed by Diamond Properties, has received the Energy Star label. 100 South Bedford has been enrolled in GSH's EnergyPlus program, an energy management and conservation program, since November 2011.
GSH began its program with a utility audit and site survey of the 90,000 s/f facility to determine the baseline usage. The firm carried out several energy conservation measures to enhance efficiency, such as the installation of a building management system, lighting retrofit and other mechanical improvements. GSH's energy team continually monitors the energy consumption within the facility and performs adjustments to the systems as required to maintain optimal efficiency.
With GSH's energy contract, the Energy Star rating of 100 South Bedford is 89 out of 100 points. A score of 75 is needed to achieve the label. The class A office building has achieved savings of 19%, which is equivalent to savings of 161 tons of carbon emissions to date under GSH's energy program.
