Grossman of NAI Friedland brokers 67,000 s/f industrial lease; Landlord is Mack-Cali; To be occupied by Barrie House

NAI Friedland has brokered a landmark deal that not only gives yet another boost to Westchester's Blueprint initiative, but could also serve as one of the largest industrial transactions in the county this year. The 67,000 s/f lease of distribution space at 4 Warehouse Ln., will be occupied by Barrie House Coffee Co., who is relocating from a 32,500 s/f building on Nepperhan Ave., Yonkers. As a leading custom manufacturer of private label and branded coffees, Barrie House services the foodservice, retail, vending and office coffee service, and hospitality industries. Established in 1934, the family-owned and operated business is now led by both third and fourth generation family members, as well as a talented group of long term employees. NAI Friedland industrial specialist Andy Grossman was the sole broker between Barrie House and Mack-Cali Realty Corp., the building's landlord. Barrie House had specific requirements in its search for new space: a Westchester site "with an image that fits the prestige of the brand and feels welcoming to visitors," they said. Barrie House also requested high ceilings, easy parking, and in/out loading dock access for trailers, all situated on a first floor. "Our existing space was no longer big enough or flexible enough to handle our operations so we wanted to be sure that our next space, aside from the general requirements that we laid out, would be one that we could grow into for years to come," said Barrie House president David Goldstein. "Knowing NAI Freidland's track record for successfully matching the complex needs of commercial clients, we felt confident that they would exceed our expectations. We were right." Now that Barrie House has found a new home, Grossman will be actively marketing the company's former combination warehouse/office space at 945 Nepperhan Ave. "One of my favorite things about being a broker is the ability to turn the often stressful processes involved in real estate transactions into a rewarding experience for the client, which is what NAI Friedland accomplished in working with Barrie House," said Grossman. "In addition to achieving the clients set goals, we were also able to have Mack-Cali customize the interior space to enhance their business model. An added bonus is that Mack-Cali owns a breadth of property at the new Barrie House site, which opens the possibility for an easy expansion in the future." Barrie House's Goldstein signed the lease alongside Ivan Abry, senior director of leasing for Mack-Cali, and Jeffrey Warner, VP of leasing for Mack-Cali. Having identified the space early on in the property search, Grossman worked with both parties to assess the space quickly and negotiate a deal that resulted in a happy ending for all and a perfect fit for Barrie House. NAI Friedland's transaction with Barrie House and Mack-Cali follows on the heels of another landmark deal by the commercial real estate firm and major win for Westchester County just this past September: the representation of Life Time Fitness (NYSE:LTM) in its purchase of One Gannett Drive in Harrison, N.Y., a 232,000-square-foot building which the gym giant will raze to build a 200,000-square-foot facility. NAI Friedland partnered with C.B. Richard Ellis in the transaction. NAI Friedland CEO Tony Lembeck serves on the Economic Development Task Force of the Westchester County Association, which commenced its Blueprint initiative one year ago. The Blueprint for Westchester seeks to attract quality businesses to Westchester and create a vibrant economic environment for companies and residents. Friedland's recent deals with Barrie House and Life Time Fitness are two significant wins for the Blueprint, and Lembeck is confident that the newly-listed space on Nepperhan Avenue may be its third contribution toward the program.
