GRADE selected by Amirian to design residential real estate project in Chelsea and Flatiron District

New York-based design firm, GRADE, has been selected by David Amirian of The Amirian Group to spearhead the architecture and interior design for 117 West 21st St., a new residential real estate project in the Chelsea/ Flatiron District. The residential conversion entails an extensive renovation and redesign of the four-story commercial structure, transforming 38,612 buildable s/f into six opulent and expansive full-floor units, two duplex penthouses and one townhouse unit. "Our firm is delighted to be working with The Amirian Group on both the interior and exterior renovation for 117 West St.," said Thomas Hickey, AIA, founding partner at GRADE. "This redevelopment will offer unique, boutique residences in a burgeoning neighborhood that has provided the inspiration for our design; personal, meaningful and modern." Bespoke in nature, the exterior and interior design by GRADE will feature thoughtful details that pay homage to the area's local heritage while offering a 21st century luxury lifestyle experience to future residents. "Our goal at GRADE is to curate exclusive, modern homes molded within the local context," stated Edward Yedid, partner at GRADE. "We're incorporating modern detailing on the façade while referencing the neo-classical surroundings. The interiors will be decidedly luxurious and exclusive, with expansive, open floor plans and top-line materials to attract discerning buyers." In addition to premier materials and a holistic design by GRADE, amenities for 117 West 21st St. will include a doorman, storage, and five on-site parking spots. The site is located along the border of both Chelsea and the Flatiron District; historic neighborhoods with contemporary appeal. Andrew Azoulay and Jason Amirian of Douglas Elliman will be leading the sales and marketing.
