Goldschmidt & Associates brokers $1.6 million; Howley Trust sells to Arista Development
Goldschmidt & Associates has recently completed a $1.6 million sale and three leases totaling 58,021 s/f.
According to Eric Goldschmidt of Goldschmidt & Associates, the firm brokered the sale of 566 North Broadway to Arista Development LLC. The seller was Howley Trust. The sales price was $1.6 million. The attorney representing the seller was James Connors, Jr. of Smith, Ranscht, Connors & Mutino.
566 North Broadway's sole occupant is a free-standing Chase Bank branch. Located two blocks from the North White Plains train station, the property is very well located and leased to a very strong tenant.
Goldschmidt & Associates co-brokered the 25,000 s/f lease for Pro Swing Baseball and Softball Center at 36 Midland Ave. in Port Chester. Gene Pepe Jr. of Goldschmidt & Associates represented Pro Swing. William Cuddy, Jr. and Kevin Langtry represented the landlord.
This is Pro Swing's second location - the first is an 8,000 s/f facility in Mt. Kisco. The popular baseball and training facility is co-owned by Dan Gray, a former Los Angeles Dodger, and Barry Perlow.
Goldschmidt & Associates was retained by Pro Swing to find a large facility with high ceilings, large open areas, and located in a densely populated area. With the creative cooperation of the city of Port Chester and the landlord, the former industrial space was repositioned as the training facility which will be a major attraction in Port Chester.
According to Goldschmidt, CVS/pharmacy will open two new urban stores in Yonkers and New Rochelle in 2011. Goldschmidt & Associates represented CVS in both transactions.
CVS/pharmacy will open its 4th location in New Rochelle at 222 North Ave. The 10,000 s/f free standing building is situated between Main St. and Huguenot St. within a short walk of Avalon I, Avalon II, Trump Plaza, New Roc City, and the Metro North Train Station. Opening is scheduled for Spring 2011.
CVS/pharmacy will open its fourth store in Yonkers and first downtown in Spring 2011. The 23,021 s/f store will coanchor the Shoprite Shopping Center at 25 Prospect St. at the intersection with Riverdale Ave., just south of the Getty Square area.
It is close to the Metro North Train Station, Yonkers Pier, City Hall, City Courthouse, and St. John's Hospital. 60,000 people live within one mile of the location.

What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
