GFP Real Estate leases 16,783 s/f at 322 Eighth Ave. to AccuWeather and Promethean Builders

Manhattan, NY GFP Real Estate, LLC leased more than 16,000 s/f at 322 Eighth Ave. in Chelsea, including transactions with AccuWeather Sales and Service, LLC (AccuWeather) and Promethean Builders LLC. The deals contribute to over 20,000 s/f of leasing completed at the building in recent months, underscoring strong momentum following a series of capital improvements and GFP’s ongoing strategy of repositioning well-located Class B office assets.

“322 Eighth Ave. is having a real moment,” said Jeffrey Gural, chairman of GFP Real Estate. “We’ve made a deliberate investment in repositioning the building — from the lobby and rooftop amenity to the overall tenant experience — and we’re seeing that translate directly into leasing momentum. Today’s tenants are prioritizing quality, flexibility and amenities, and this building delivers on all three.”

AccuWeather, the most trusted source of weather forecasts and warnings with proven Superior Accuracy, provides customized weather forecasts, data, warnings and services to people, businesses, media, and government agencies worldwide. AccuWeather has signed a new five-year lease for 6,583 s/f on the third floor at the property and expects to take occupancy following completion of its buildout this spring, combining two existing suites into a fully modernized office layout.

Dan Appel of Newmark represented AccuWeather in its lease. Allen Gurevich of GFP Real Estate represented the landlord, GFP.

In a separate transaction, Promethean Builders has signed a new seven-year lease for 10,200 s/f, occupying the entire 13th floor of the building. The company, which will relocate from 505 8th Ave., will utilize the space for general, executive and administrative office use. Promethean Bldrs. took delivery of its space at the end of March and is planning to complete its own tenant improvements.

Gurevich represented the landlord, GFP R.E., and the tenant in the direct lease transaction.

Built in 1925 and designed by architects George and Edward Blum in a neo-gothic style, 322 Eighth Ave. is a 21-story, 185,000 s/f office building located in Chelsea. 

Recent capital improvements at 322 Eighth Ave. reflect GFP Real Estate’s broader strategy of repositioning well-located Class B assets to compete with newer construction. In partnership with Re: Design Architects, ownership has completed a full-scale lobby renovation that restores the building’s historic character — including a Thomas Hart Benton mural and vaulted ceilings — while introducing modern finishes and a hospitality-driven arrival experience.

The property also features the newly unveiled “Chelsea Sky Lounge,” a 2,260 s/f rooftop amenity offering indoor and outdoor lounge space, conference and meeting areas, private booths and tenant-focused features designed to support collaboration, wellness and flexible work.
