Fields of City Connections completes two sales: $1.85 million

According to City Connections Commercial, agent Barry Fields recently closed two commercial sales in the city. In the first transaction, at 40 West 22nd St., Fields represented the buyer and seller. The mixed use co-op space measures 4,000 s/f with an additional 2,000 s/f of usable basement. The seller, Kim Jae Printing Co., held firm to an asking price that was originally above the market at its height. They eventually took Fields' knowledgeable advice and the property was sold just prior to foreclosure. The last asking price was $1.9 million. The buyer in this transaction, Chabad of Gramercy Park, has a main facility close by. The Chabad operates the expanding Preschool of the Arts, which is open to all religions and will be the main use of the West 22nd St. space. The sale closed, in August after three years on the market, for $1.2 million. Fields also helped the printing company in a second transaction to buy a new space in Long Island City at 40-19 22nd St. The 1,600 s/f space also includes an additional 1,600 s/f basement. The seller of this space, Agustin Bonilla, was represented by DY Realty. The property sold for $650,000 and closed in September 2010 after nine months on the market. The last asking price of the property was $700,000.
