Famularo and Idnani of Eastern Consolidated arrange 700 s/f lease

New York, NY Eastern Consolidated has arranged a 10-year, 700 s/f lease at 424 Amsterdam Ave. on the Upper West Side for Caledonia Bar, which is opening its third location in the space between West 80th and West 81st Sts. Eastern Consolidated senior director and principal James Famularo represented the landlord, Amsterdam Partners, and director Ravi Idnani represented Caledonia Bar. “This is an extremely busy corridor surrounded by a number new developments and steps away from Central Park, making it ideal for casual food and beverage concepts,” Famularo said. “In fact, during the last year Eastern Consolidated’s Retail Leasing team arranged three other leases on the block for the same landlord including Poulette at 426 Amsterdam Ave.; the Beer Shop at 422 Amsterdam; and Olma Caviar Bar at 420 Amsterdam Ave.”

Idnani said, “Caledonia Bar has built a strong customer base at its other two other locations on the Upper East Side and Upper West Side and is looking forward to continued success at this location. The Scottish whiskey bar will be a terrific addition to the block.” Other neighboring tenants include Luke’s Lobster, Jake’s Dilemma, Pinkberry, Haru, Sarabeth’s, Zales, Designer Shoe Warehouse, Tumi, The Children’s Place, New York Sports Club, Tolani, and The Tangled Vine, among others. The property is in close proximity to the West 79th Street subway station, providing easy access to the No. 1 and 2 subway lines.

What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
