Famularo and Goldberg of Eastern Consolidated lease 1,250 s/f to Viking Waffles

Manhattan, NY Eastern Consolidated has arranged a five-year, 1,250 s/f ground floor lease at 137 Avenue C in the East Village for Viking Waffles, which will be operating its wholesale manufacturing business in the space. The company previously sublet space in Long Island City. Eastern Consolidated senior director and principal James Famularo represented the landlord, and associate director Greg Goldberg represented Viking Waffles exclusively in the transaction. Viking Waffles, which has been recognized by Teen Vogue as one of the top ten “On-the-Go Snacks that are Actually Healthy,” and by Barry’s Bootcamp as one of the “Best New Workout Snacks,” also will sell the packaged healthy protein snacks from the 137 Avenue C site. Additionally, the company will continue to sell Viking Waffles online and at a number of Manhattan locations including Barry’s Bootcamp, Solace Crossfit, Puregreen Juice + Smoothies, the Plaza Food Hall, Red Mango, the Market @ Mercedes House, and other local gyms, markets, and health food stores. “This space in the East Village is an ideal location for a production facility because it’s near the Manhattan health clubs and retailers where Viking Waffles sells its delicious ready-to-eat healthy snacks,” Famularo said. “Viking Waffles are all-natural, gluten free, and packed with 24g of protein and only 2g of sugar, so this is perfect for health-conscious New Yorkers.” Goldberg said, “We searched dozens of locations around the city to find the ideal space for this thriving business and Viking Waffles’ CEO and Founder Benedicte Engen was delighted to finalize the deal at 137 Avenue C, the perfect space strategically located in the center of her company’s delivery zone.”

What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
