
Bronx, NY EP Engineering has completed the full engineering services for JCS Realty’s 40 Bruckner development. The 266,000 s/f, 12-story mixed-use development, led by JCS Realty in collaboration with S9 Architecture, showcases innovative design and engineering solutions.
The project encompasses 365 rental units, ground-floor commercial spaces, an indoor parking garage, and two stories of residential amenities, including a fitness center, indoor spa pool, co-working areas, a movie theater, and a rooftop pool and lounge area with stunning views of the Harlem River and Randall’s Island.

EP Engineering’s work included design of extensive building amenities and an occupiable roof with pool and lounge areas limiting space for MEP systems. EP Engineering also provided efficient energy solutions through the incorporation of Variable Refrigerant Flow (VRF) systems for energy-efficient heating and cooling. This was complemented by strategically placed Energy Recovery Ventilation (ERV) units to meet ventilation requirements while reducing overall energy usage. Additionally, the project showcased optimized space utilization on upper levels, consolidating ductwork and piping systems to maximize available roof space for pool and recreation areas. The use of Packaged Terminal AC Heat Pumps (PTHPs) within residential units further minimized the central system footprint. The integration of the pool was achieved through collaboration with a pool consultant, covering plumbing connections, dehumidification units for natatorium conditioning, and a Heat Recovery Ventilator (HRV) for maintaining indoor air quality. The dehumidification system was designed to reclaim condensate, contributing to energy savings.
