Eliviat Group acquires five-acre site for 224-unit residential complex

Wallkill, NY The Long-Island based Eliviat Group has acquired approximately five acres of land directly across from the Galleria Mall at Crystal Run for $2.49 million. It will be the site of a new 224-unit market rate residential complex. 

The project is expected to cost $45 million and is scheduled to break ground in September, 2022. Completion date is set for June, 2024. 

Eliviat, along with Pyramid Management Group has worked with the town, planning department, and county for roughly two years to get approvals to build “The Galleria Residences” at 79 Smith Rd. Last month the town board of Wallkill approved site plans for the construction of the 224 market rate, residential living units. 

The development will feature a direct walkway and connection to the Galleria Mall at Crystal Run, owned and operated by Pyramid Management Group, the seller on the transaction. It is a quick walk to the Metro-North rail station and bus station.

“The concept is to connect dining, play, work, and now living, in an environment with amenity rich access and walkability,” said Eliviat Group’s CEO Eli Attias. “We are very excited to bring this live-work-play project with beautiful rental apartments and fantastic amenities to this area.”

The project, named the Galleria Residences, is housed on the corner of Smith Rd., and North Galleria Dr. and is designed by CT Male and Associates. It will feature four stories and underground parking as well as one acre of recreational space with a patio and pool for barbeques, dog walking, relaxing and more.

The building features a rooftop lounge, dog park, work from home office style conference rooms and more spacious living units. Each unit will feature a washer and dryer. 

The approximately 230,000 s/f structure will house 122 one bedrooms, 96 two bedroom units, and six three bedroom units with close to 400 parking spaces for tenant use only.

Directly across the property is the Galleria Mall at Crystal Run that houses restaurants, recreational facilities, beauty salons, clothing stores, a movie theatre, a gym and more. 

“The Galleria at Crystal Run just celebrated their 30th anniversary this past month and management is excited about our future development by the Mall, representatives across the state have expressed their support of the development and are pleased to see the project approved and moving forward" said Eliviat’s president David Friedman.
