Edelkopf of EPIC closes $3.5 million sale of 91 North 4th Street

EPIC Commercial Realty arranged the sale of 91 North 4th St. in Williamsburg. The three-story, walk-up building is found between Wythe Ave. and Berry St. The property was delivered with six fully occupied two-bedroom apartments. 91 North 4th St. is three blocks from the East River Ferry and four blocks from the Bedford Ave. L train station. The well-kept, brick apartment building provided the buyer with two opportunities to increase the current income. "One option included converting the basement, which is currently being used for storage, into a legal 7th unit. The second route would be to redevelop the structure into a mixed-use building with ground floor retail and four apartments above. Based on comps in the area, doing this could more than triple the current income," Edelkopf said when asked about the deal, "Our investor saw the potential this building had and jumped for it." 91 North 4th Street was sold for $3,500,000 by Yona Edelkopf, EPIC Commercial Realty's CEO, who brokered both sides of the deal.
