Developing Brooklyn: One Sunset

Brooklyn, NY One Sunset, located at 201 East 25th St. in BK’s Sunset Park neighborhood is being brought to market by a partnership team consisting of BEB Capital (BEB), Ailanthus, and SK Development. The building is a 193,000 s/f, 14-story, 187-unit mixed-income housing and retail development, of which 46 of the 187 units will be permanently affordable at an average of 48% of area median income (AMI), one of the lowest AMI averages achieved in the last five years.

One Sunset will also include 6,200 s/f of ground-floor retail space, with an executed lease to former tenant Dunkin Donuts for 1,275 s/f already complete. The development also includes a Community Benefits Agreement (CBA) signed with area community-based organizations including FAC, which will ensure other lasting benefits for the neighborhood, such as local jobs,
M/WBE contracting, and green infrastructure improvements. The building will feature amenity spaces, including a fitness center, game and media lounge, co-working lounge, private dining and entertainment areas, tenant storage, and a roof garden with sweeping views of Brooklyn and New York Harbor. Situated on 25th St. directly atop an R train subway station, One Sunset not only benefits from premier transit access, but also proximity to desirable open spaces, including historic Green-Wood Cemetery, and a variety of restaurants, art galleries, and shopping offerings.
