Dario of Kalmon Dolgin Affiliates retained to lease 20,000 s/f Gowanus development site

Brooklyn, NY A family-owned, four-building site in Gowanus is offered for a 99-year ground lease to developers, and a team led by James Dario of Kalmon Dolgin Affiliates has been retained by ownership to handle the agency. The four-building, 20,000 s/f development site is in the Gowanus neighborhood, and features over 125-feet of frontage along Second Ave. and over 180-ft. along 14th Street in Gowanus, is being offered to developers on a 99-year ground lease and to tenants on a long-term lease basis. The site has an FAR of 2, allowing for development of up to 40,000 s/f. Owned for more than 100 years by the Ranieri family, who have operated building supply operations at the site, the property is convenient to the Gowanus Expressway and within walking distance to the Prospect Avenue N, R and D subway lines. “The Gowanus and nearby Park Slope neighborhoods have seen an influx of residential, retail, restaurant and other commercial development in recent years, and this parcel would be perfect for a variety of uses, including a restaurant/beer garden that could make use of an expansive courtyard accessible by two of the existing structures,” said Dario, who noted the M2-1 zoning currently precludes residential development. “The property would also be a good fit for restaurant and building supply businesses, self-storage use or even music, art and film studios that have been popping up throughout
