Condren and Altschul of CPEX lease a total of 2,257 s/f

The CPEX Retail Leasing Team has completed two leases totaling 2,257 s/f on Court St. in the Carroll Gardens/Cobble Hill sections. The spaces, located at 327 and 195 Court St., represent the second and third leases on Court St. for CPEX's Retail Leasing Team of Ryan Condren and Eric Altschul in the past two months. At both locations, CPEX represented the landlord and secured a tenant and lease price at or near the asking price. At 327 Court St., CPEX has placed Prudential Douglas Elliman in 1,457 s/f. Prudential's decision to relocate on Court St., to a space twice as large as their prior location, testifies to the strength of the Carroll Gardens and Cobble Hill real estate markets. Nearby, at 195 Court St., Condren and Altschul placed Goldy + Mac, a boutique apparel store, in 800 s/f. Goldy + Mac has two retail locations in Park Slope, but this is their first venture into the Cobble Hill area. Condren said, "The demand for retail spaces along Court St. is amazing. Both landlords were able to choose from multiple offers at or near the asking price from national tenants and experienced local retailers." Altschul said, "With the exception of a couple of properties under construction, there are currently no vacant retail spaces within a fifteen-block stretch of Court St." For further information, please contact CPEX, [email protected] , or (718) 935-1800. The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
