Ronkonkoma, NY Colliers, in partnership with TRITEC Real Estate Company, has arranged the second lease at the Station Yards project. A Colliers team led by vice presidents Maria Valanzano and Steven D’Orazio, with the support of Jake Horowitz, associate vice president, represented the landlord and tenant.

The family-owned Italian restaurant, VESPA Italian Kitchen & Bar, will be leasing a 5,940 s/f space at the development. Vespa offers a variety of wood-fired pizza and house baked bread.Vespa has another location in Farmingdale Village.

TRITEC is building 195,000 s/f of retail space at the Station Yards project, also known as the Ronkonkoma Hub. The development will consist of 1,450 apartments, 360,000 s/f of office space and 60,000 s/f of community and hospitality space, in addition to 195,000 s/f of retail space. The project is slated to be completed in 2024 and the first phase of developing 489 apartment homes was completed in 2021. The current development phase includes building 388 apartment homes, 70,000 s/f of retail space, 16,500 s/f of office and a public plaza.

“Station Yards is a long awaited, one-of-a-kind development for Long Island,” said Valanzano. “To be a part of finding the perfect space for future tenants – and for such a well-loved business like VESPA Italian Kitchen & Bar – is an honor and we welcome Vespa to the future of Station Yards.”

“VESPA is a popular destination for those looking to experience an authentic, comforting Italian meal,” said Chris Kelly, vice president of marketing at TRITEC. “We are excited to be developing this transformative project to help the community move forward in becoming an idyllic location for live-work-play. We’re proud to be laying the groundwork for future best-in-class mix-used locations at Station Yards.”

“I’ve been hesitant to expand the VESPA Italian Kitchen & Bar concept, that is until I was introduced to the Station Yards project.  I was, and still am, in awe of Tritec’s vision and execution of building an entire downtown area that I’m sure will benefit not only Ronkonkoma, but all of Long Island,” said the owners of VESPA. “VESPA has been extremely blessed to be in Farmingdale Village, where we have been welcomed with open arms. I hope to build a similar rapport within Ronkonkoma and the adjacent communities. We strive to create a fun and inviting dining experience, focusing on hospitality and customer service.”
