Colliers leases 24,409 s/f to OALI at
TRITEC’s 6 Technology Dr.

East Setauket, NY Orthopedic Associates of Long Island (OALI) has signed a long-term lease extension at 6 Technology Dr., a building operated by TRITEC Asset Management. The 24,409 s/f transaction was facilitated by Colliers, with vice presidents Maria Valanzano and Steve D’Orazio representing the tenant OALI and the landlord TRITEC.

Valanzano said, “TRITEC’s partnership with OALI emphasizes the strong collaboration and dedication with tenants in the Stony Brook Technology Center. This continued relationship highlights our dedication to providing both existing and new tenants with access to valuable resources and opportunities.”

George Gmytrasiewicz, executive director at Orthopedic Associates of Long Island said, “ OALI’s main clinical office and corporate headquarters located at 6 Technology Dr. has been a staple for many communities throughout Suffolk County. We value our relationship with TRITEC Asset Management as they have allowed us to provide the infrastructure needed to care for our patients and their families over the past two decades.

6 Technology Dr. is part of the Stony Brook Technology Center, a one million s/f office park developed by TRITEC Real Estate Company. OALI first signed a lease in this building in 2008 and later hired TRITEC Building Company to execute an extensive renovation in 2012, which included the complex addition of an MRI suite. As part of this new lease agreement, TRITEC Asset Management will undertake cosmetic renovations on behalf of the landlord, including new paint, flooring, and updates to the exam rooms.
