Colliers arranges long-term lease at Stony Brook Technology Center

East Setauket, NY Colliers has secured a long-term lease for Mark Goldberg Prosthetics & Orthotic Labs, Inc. at Stony Brook Technology Center (SBTC). SBTC’s exclusive real estate broker team led by Colliers senior managing directors Maria Valanzano and Steven D’Orazio represented both the landlord, TRITEC Real Estate Company, and the tenant in the transaction.

With the new lease for nearly 6,500 s/f, SBTC is now 92% leased with few remaining spaces available. SBTC includes more than one-million s/f across 28 buildings and 103 acres, providing a medical and office complex with proximity to Stony Brook University and three major health systems: Northwell Health at Mather Hospital, Stony Brook University Hospital and Catholic Health Systems at St. Charles Hospital. As the only industrial and commercial development with sewer capacity close to the university, SBTC has been a highly-sought after location for medical and office tenants seeking a campus-like technology park environment for more than 20 years.

“We are pleased to welcome Mark Goldberg Prosthetics & Orthotic Labs to the Stony Brook Technology Center,” said Hanneke Talbot, the chief financial officer of TRITEC Real Estate Company. “We have been focused over the years in ensuring the facilities and amenities offered to our tenants are best-in-class for this market and the continued demand we are seeing from tenants is indicative of that.”

“We’re thrilled that we were able to find a place for Mark Goldberg Prosthetics & Orthotic Labs within Stony Brook Technology Center that meets their expanding company needs,” said Karen Shelhorse, senior property manager at TRITEC. “Mark and his team are moving from a neighboring property in the park because they are attracted to the quality of the facility and ownership’s attentiveness to the portfolio. SBTC continues to be a very desirable location for research and medical companies due to its close proximity to University Hospital. Stony Brook is the state’s only public research university that is designated as a National Science Foundation Science and Technology Center, so we expect to continue to see a strong demand for medical and research-based tenants in the area.”

The evolving relationship of environmental consultants and the lending community - by Chuck Merritt

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
