Cohen and Warren of TerraCRG chosen to market residential development site in Williamsburg

Brooklyn, NY Team Cohen/Warren of TerraCRG has been retained to sell the residential development site at 219 South Third St. in the Williamsburg neighborhood. Ofer Cohen, Melissa Warren and team, are marketing the proposed 13,126 buildable s/f site. The site is zoned R6 for 6,600 BSF, and the addition of a community facility will allow for 14,000 BSF. Though residents of the Brooklyn neighborhood have plenty of dining and entertainment options, the Williamsburg community has a shortage of community facility space. "To maximize the potential development and meet the demands of the neighborhood, the owner has incorporated a community facility space into the proposed plans for the site," says Melissa Warren, Partner at TerraCRG. "Community facility space in Brooklyn is in demand; medical uses and schools have been aggressively looking for space in the neighborhood and are often prepared to pay $45 per s/f for new construction, 'vanilla box' delivered space in Williamsburg."
