Cohen and Emden of NGKF broker seven leases - 51,422 s/f total; At Meadow Partner's 211 East 43rd Street, a 25-story office bldg.

Newmark Grubb Knight Frank's (NGKF) William Cohen and David Emden, the leasing agents for 211 East 43rd St., have completed seven transactions at the 25-story office property. Meadow Partners launched a $15 million capital improvement plan for the property to build a new lobby, re-design the elevator banks, add new technology and to reconfigure the floor plates to accommodate single and dual users on every floor. The following leases were signed totaling 51,422 s/f: * AW & S Construction signed a 10-year lease for a 6,376 s/f office suite on the 21st floor. Cohen and Emden represented the landlord and the tenant. * Caliber Associates signed a seven-year lease for a 4,751 s/f office suite that spans the entire south side of the building's ninth floor. Cohen and Emden, who represented both sides, planned a custom build-out for Caliber's new office. * Costa Rican Mission to the United Nations signed a 10-year lease for a 4,140 s/f office suite spanning the north side of the building's 10th floor. Cohen and Emden, who represented both sides, planned a custom build-out for the their new office. * Rennert International signed a 10-year renewal and expansion lease to increase its space at the building by 50%. Rennert, which was represented in the deal by Dennis Karr, a managing director at NGKF, consolidated company operations and moved its headquarters to the building. Rennert occupies 25,701 s/f across the entire second floor, half of the third floor and the entire 19th floor. * Republic of Mauritius Mission to the United Nations signed a 10-year, 6,376 s/f lease for the entire 22nd floor of the building. The new office is double the size of their former space and features a newly built installation. Cohen and Emden, who represented both the landlord and the tenant, planned a gut renovation of the space. * Reger Designs, Inc. and SET Physical Therapy, both signed seven-year deals for the dual office suites on the 11th floor of the building. Reger, which signed a 2,520 s/f lease, and SET, which signed a 1,558 s/f lease, were represented by Cohen and Emden, who handled both sides. Located adjacent to 685 Third Ave. in Midtown East, 211 East 43rd St. boasts views of the East River and several office suites with outdoor terrace space. The 210,000 s/f property is being managed by Craven Management Corp. and also features a brand-new lobby with an entrance on 43rd St., a reception desk with 24/7 security attendance and a newly installed key card access and surveillance system. 211 East 43rd St. is situated one block east from Grand Central Terminal, and a few blocks west from United Nations Plaza and the FDR Drive. Tenants have convenient access to ample garage parking on the same block and many transportation options nearby, including Metro-North Railroad, 4/5/6, 7 and S subway lines and several MTA Bus routes.
