City Connections Commercial signs two retail leases totaling 5,230 s/f; Includes a 2,500 s/f lease to Envy Corp. by Fields

City Connections Commercial has completed two retail leases totaling 5,230 s/f. The deals include the following: * City Connections agent Barry Fields has closed a new lease with Envy Corp., owner of over 30 nail and hair salons in the city. The 2,500 s/f space is located on the 2nd floor at 4261 Broadway. Fields represented the new tenant. Fields also represented the landlord, BLDG. Fields has been working with Envy Corp. for the past couple of years to aid them in their expansion plans. After a brief hiatus, the company is on track to open one new location per month. "I have been scouring the five boroughs for the perfect properties to add to their beauty empire," said Fields. * Broker Chris Halliburton of D.H.S. Development Corp. and City Connections Commercial along with his associate, Brandon Himmel has participated in the closing of a retail transaction in Manhattan. Halliburton and Himmel represented the new tenant, Mark Fisher Fitness in signing a five-year lease at 411 West 39th St. The 2,730 s/f space on two levels at this mixed-use building will be the newest location of the company's fitness centers. The landlord, BKR Realty Corp., was represented by Barbara Stone of The Corcoran Group.

What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
