Ciminelli Real Estate rehabs 80,985 s/f building, CJS Architects is architect

Buffalo, NY With a recent influx of residential tenants moving downtown, 465 Washington St. is close to public transportation, cultural events, large corporate centers and entertainment options. These positive environmental components made the historic rehabilitation of the building an ideal choice for Ciminelli Real Estate Corp. Consulting with CJS Architects for design, the 80,985 s/f building was transformed into residential lofts and mixed-use commercial space.

During rehabilitation, selective demolition was followed with guidance from the State Historic Preservation Office (SHPO). With a renovation sensitive to the historic fabric of the building, an ornamental staircase was saved along with some original windows. In order to enhance energy efficiency, new windows with a historic profile were installed in most of the residential units.

Amenities for the 45 loft apartments will include walk-in closets and additional storage, along with gas fireplaces, built in wine chiller fridges and in-unit laundry in larger units. A tenant activity area is being developed along with bike storage in order to promote a healthy and sustainable lifestyle. The redevelopment of a historic building demonstrates shifting dynamics of urban areas while promoting sustainable development. Estimated completion is this spring. Project cost is $16 million.

Constructed in 1909 for Sinclair, Rooney & Co., 465 Washington St. was established as the company’s headquarters and production center. At the turn of the century Washington St. was bustling with an influx of light industrial activity, such as hat manufactures and Sinclair & Rooney quickly became a leader in the industry.
