CIBS to hold meeting, "20/20 Vision: Long Island in the 2020s and beyond"

What it will be like to live, work and do business on Long Island in future decades is the subject of "20/20 Vision: Long Island in the 2020s (And Beyond)," the Sept. 14 meeting of CIBS. The 2-hour program will feature top leaders from business, government (town and village levels) and community planning sectors describing real estate projects and initiatives currently underway or in planning stages. These projects, the people behind them and the new approaches to development they foster, will define the region in the 21st century much as visionaries from Robert Moses to the Levitt Brothers did for previous generations of Long Islanders. "Despite the misconception that Long Island has closed its door to development, in fact a number of current initiatives embody such smart-growth values as transit-oriented development, mixed-use planning, form-based zoning and pedestrian- and bicycle-focused downtowns," said Warren Strugatch, co-founder of IQ Strategy Group in Hauppauge, and program moderator. "Several of those initiatives, including the planned $2 billion rejuvenation of downtown Hempstead, and plans to create a mixed-use downtown in Ronkonkoma centered on the L.I.R.R. station, will be discussed by those at the forefront of these efforts." The program will be of interest to brokers, builders, developers, architects, engineers, planners, company executives and others in the real estate industry. Sponsors for the program include Farrell Fritz, P.C.; Forchelli, Curto, Deegan, Schwartz, Mineo, Cohn & Terrana, LLP; Citibank; Milrose Consultants Inc; Zip Productions Inc; Building Long Island; and the IQ Strategy Group. Admission: $30. Location: RXR Auditorium, 58 South Service Road, Plainview NY. Time: 8AM - 10 AM. For more information log onto http://www.cibs-li.org/events. The evolving relationship of environmental consultants and the lending community - by Chuck Merritt

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
