Cerity Partners signs 48,671 s/f lease expansion at Global Holdings’ 99 Park Ave.

Manhattan, NY According to Global Holdings, Cerity Partners LLC, a national wealth management and financial advisory firm, has signed a new long-term lease at 99 Park Ave. Currently occupying the 16th floor as a subtenant, Cerity Partners will transition to direct tenancy in 2027 and expand its footprint to 48,671 s/f, which will also include the entire 15th floor of the 26-story, Class A office tower.

Cerity Partners was represented in the transaction by Nicholas Dysenchuk and Rob Lowe of Cushman & Wakefield. Global Holdings was represented by Craig Panzirer and Alex Radmin, along with JLL’s Paul Glickman, Diana Biasotti, Kristen Morgan, and Harrison Potter. 

Global Holdings has leased over 300,000 s/f of office space at 99 Park Ave. since the firm announced a $30 million building repositioning plan earlier this year. Cerity Partners’ continued growth underscores the building’s appeal to dynamic, expanding companies seeking spaces in Midtown with amenities, in close proximity to transportation.

Global Holdings is on track to close more than 1.3 million s/f in office leasing deals in 2025, which also includes more than 80,000 s/f at 25 Kent in Williamsburg, where Global transitioned to primary manager of the building earlier this year.

“Cerity Partners’ move to direct tenancy and expansion at 99 Park Avenue is another proof point of the building’s strong leasing momentum and appeal to high-growth companies who value quality, convenience, and top-tier amenities on highly desirable Park Avenue,” said Craig Panzirer, senior vice president, director of leasing at Global Holdings Management Group. “Our investment in a transformative renovation has positioned 99 Park as one of the most sought-after addresses near Grand Central Station, and the building’s strong leasing activity this year reflects that success.”

The capital improvement program at 99 Park Ave. includes a reimagined double-height lobby and a suite of hospitality-inspired amenities such as a conference center, fitness facility, speakeasy lounge, golf simulator, duck-pin bowling alley, and barber station, as well as a comprehensive elevator modernization project. Designed by VOCON, the renovation is slated for full completion in early 2026.

The tower’s upgrades and convenient Midtown location are a great fit for our growing team.”

Designed by Emery Roth & Sons, 99 Park Avenue is a 26-story, 600,000 s/f office tower acquired by Global Holdings in 1990. Steps from Grand Central Terminal and Bryant Park between 39th and 40th St., it is recognized for its office spaces adorned with elegant Art Deco interiors. Other cutting-edge finance and technology companies within the building include Metropolitan Commercial Bank, Lubert-Adler, Southern Land Company, Amalgamated Bank, Geller, Garan, FactSet and Steward Partners LLC.
