Cardi establishes Roxx Realty, LLC in Syosset

Long Island-based homebuyers and sellers that are tired of the cookie-cutter, factory approach to real estate now have an alternative: the newly established Roxx Realty, LLC. The residential brokerage emphasizes personalized service, a creative approach and relationship-building that puts the client—not the numbers—first. Twenty-year industry veteran Joseph Caridi co-founded the firm with his wife, Raffaela Caridi, who oversees the day-to-day operations at the five-person agency that serves Long Island. "In 20 years you see a lot of different scenarios play out and I've learned from the best," said Caridi. "All of that experience has gone into developing the vision for Roxx Realty. We're not just in the business to make deals, we're here to do what's right for our clients." The new brokerage, which opened in November 2013, is committed to fostering a collaborative work environment that allows its clients to benefit from the talent of the entire team, not just a single agent. The boutique firm has been well-received by the community and Caridi is planning to triple the number of Roxx agents this year. Roxx isn't looking to add just anyone to the staff, though. The firm is recruiting highly qualified agents who share a love of real estate, a high level of commitment, and a willingness to do whatever it takes to find the right fit for the client. "A successful real estate firm is only as good as its agents," said Caridi. "We attract the best and brightest by offering better splits and more aggressive incentives right out of the gate. I believe in empowering my agents with the tools they need to succeed at a rate that is unmatched by our competition anywhere on the Island." Caridi shuns practices that are allegedly commonplace at other firms. He does not participate in brokerage commissions and any business he generates via his relationships and contacts is given directly to the agents. "Clients don't hire companies, they hire people," he said. "Anyone can use the MLS and then sit back and relax, but that's not us. We are committed to every client we represent and will do whatever it takes to get the best deal for all of our buyers and sellers, abiding by our tag line: 'Connect with Roxx and experience the difference.'" Roxx Realty is located at 18 Jackson Ave.

The evolving relationship of environmental consultants and the lending community - by Chuck Merritt

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
