Busliks of Adams & Co. brokers four leases: 4,670 s/f

Adams & Co. Real Estate, LLC recently brokered four leases at 231 W. 39th St. for a total of 4,670 s/f: * A two-year, 1,439 s/f lease for Golden Touch Imports Inc. James Buslik and Jeffrey Buslik of Adams & Co. represented the landlord in the transaction while Hidrock Realty Inc. represented the tenant. Asking rent was $30 per s/f. * A five-year, 1,354 s/f lease for Dylan George Apparel Inc. James Buslik and Jeffrey Buslik represented the landlord and the tenant. Asking rent was $35 per s/f. * A five-year, 1,027 s/f lease for Phillip NYC, Corp. James Buslik and Jeffrey Buslik represented the landlord and tenant. Asking rent was $35 per s/f. * A five-year, 850 s/f lease for Synergy Showroom. James Buslik and Jeffrey Buslik represented both the landlord and tenant. Asking rent for the space was $35 per s/f. "The Contemporary Fashion Center remains a destination among the specialty building market for premier fashion houses," said James Buslik. "We are happy to see new brands coming into the building as well as existing companies renewing leases." Built in 1908, the12-story property, known as the Contemporary Fashion Center, is the home of over 100 fashion showrooms. The building is the epicenter of SHOP100eighteen, the first fashion market week in New York City in over 20 years aimed at bringing buyers back into the showrooms. Notable retail tenants include Hardtail, Hudson Jeans and Michael Starrs. Adams & Co. Real Estate, LLC is among the top five leasing companies in New York City, as measured by total square feet. What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
