Buslik and Schwartz of Adams & Co. inks lease for Humanscale Corp.

Adams & Co. Real Estate recently completed a 10-year, 12,083 s/f expansion lease and 12,083 s/f renewal lease at 11 E. 26th St. for ergonomic furniture company Humanscale Corp. The company, which already occupied the eighth floor of the property, will use the new seventh floor space to house its growing design and marketing team. The 21-story, 217,991 s/f building is located near Madison Sq. Park. James Buslik and Jeffrey Schwartz of Adams & Co. represented the landlord in the transaction while Herb Goldberg of Edward Warren & Co. represented the tenant. Although the details of the lease were undisclosed, the asking price was $45 per s/f. Adams & Co. Real Estate also recently brokered a 10-year, 10,000 s/f lease at 48 W. 38th St. for United Legwear Co., LLC, a leading legwear and accessories manufacturer. The fashion company will use the new space for showroom, office and design purposes. Michael Greenberg of Adams & Co. represented the tenant while Bonafide Estates Inc. represented the owner and landlord in the transaction. Though details of the lease were undisclosed, the asking price was $38 per s/f. Built in 1912, the 12-story property is located in the Transit Triangle District between Port Authority, Penn Station, and Grand Central. The full-floor showroom space has high ceilings and hardwood floors. Adams & Co.
