Bronx welcomes new affordable green housing development: The Washington Bridge View project

Bronx borough president Adolfo Carrión was part of the groundbreaking of a housing development in the Morris Heights section of the Bronx, a co-op that will be built under green initiatives and the NYS Energy Conservation Code. "I am very pleased to support the Washington Bridge View project, which will provide affordable home ownership opportunities for New Yorkers. This development represents a perfect combination of affordable housing and green construction, two tenets of my administration," said borough president Carrión. The 14,671 s/f property will house a 48-residential unit development that will include 10 one-bedroom and 38 two-bedroom apartments. The estimated 17-month long construction project at 150 Featherbed Ln.-at the intersection of University and Plimpton Aves.-will contain a total of 83,145 s/f, including a residential area, ground floor retail, a community tenant facility, and space for parking. The project will produce over 200 jobs. "Building units will be priced for moderate income families-meaning those that earn between $40,000 to $90,000 will have the opportunity to own their own homes," said Radame Perez, president of Mastermind Development, LLC, the developer company. Building construction will surpass the requirements of the NYS Energy Conservation Code, using the addition of 1" rigid wall insulation, additional roof insulation, windows with lower "U" values. Energy efficient heating and lighting systems are being used with modular boilers that fire in series and heating valves in all apartments that have the ability to regulate heat to each co-op unit. In addition, the elevator building is handicapped accessible and each unit will have its own washer and dryer, with some units having private terraces. All appliances will be Energy Star rated. The project was designed by Danois Architects, P.C. The Washington Bridge View development is financed by the Bank of America, borough president Carrion, New York City Housing Development Corp. and the Housing Partnership Development Corp.
