What do you do when major events, out of your control, transpire to hinder the progress of your project? For Bovis Lend Lease, the only option was to drive on through the delays and deliver ahead of schedule.
Impacts not caused by the Central Dining Hall project included: a fire in the existing dining hall kitchen, forcing smoke into the new addition during construction, an existing water main break outside the construction site fence, an underground steam-line break within the construction site fence, and a campus-wide water main break lasting three days which forced students to vacate the college. Mark Balling, senior vice president/principal-in-charge of Bovis Lend Lease said, "Short of an earthquake, to have such differing events beset the Central Dining Hall project, I suspect anyone working this job would have been overwhelmed and discouraged to say the least. Our team really stepped up and made lemonade from the torrent of lemons tossed their way."
Bovis Lend Lease was selected by Flynn Battaglia Architects and SUNY Alfred to provide procurement and onsite construction management services for the addition and renovations to the Central Dining Hall building. This $6 million, project included the construction of a 15,000 s/f, two-story addition between the existing Central Dining Hall and the Allied Health building and renovations to the existing franchise kitchen and seating areas associated with Taco Bell and Friendly's.
Other renovations to the existing Central Dining Hall included a new interior stair at the east entrance. Replacement of the existing electrical service was also completed.
Bovis Lend Lease worked with Alfred State College Procurement Dept. to adhere to the SUNY requirements for a Campus Let project while also meeting SUCF directives. Bovis Lend Lease took the lead role on writing the front end documents and bidding this project for the campus under the SUNY guidelines for Campus Let Projects.
The project was bid in two phases so the project could be completed as fast as possible to meet the Alfred State College's Centennial Celebration in August 2007. The structural steel prime contract was bid in April 2006 as the remainder of the construction documents were finalized. By procuring the structural steel in this fashion we were able to fabricate and erect ahead of schedule which allowed the schedule to flow and meet the end date. The remainder of the project: GC, food service, HVAC, electric, and plumbing prime contracts were bid in July 2006. A substantial completion date was achieved on August 24, 2007 to allow returning college students uninterrupted food service.
