Everflow Supplies leases 332,635 s/f at Linden Logistics Center

100 Linden Logistics Way - Linden, N.J.

Linden, NJ Advance Realty Investors, Greek Real Estate Partners (GREP) and PGIM Real Estate said that Everflow Supplies has leased the entire 332,635 s/f distribution facility at 100 Linden Logistics Way, located within Linden Logistics Center.

Everflow Supplies is a national specialty provider of plumbing, HVAC, mechanical, fire protection, electrical, and industrial products, serving wholesale distributors through a portfolio of trusted brands and a nationwide distribution network. The company is moving into 100 Linden Logistics Way to expand capacity, consolidate operations, and support continued growth. The building will become its corporate headquarters and will support the integration of recently acquired businesses alongside Everflow’s existing operations. The move extends Everflow’s national network, which in 2026 added new distribution centers in Georgia and Southern California. In 2025, Everflow received a growth investment from Dallas-based private equity firm Paceline Equity Partners.

100 Linden Logistics Way is located within the 4.1 million s/f Class A Linden Logistics Center developed by a partnership of Advance Realty Investors, Greek Real Estate Partners and PGIM Real Estate. With the Everflow lease, all seven of the park’s current buildings are fully leased to a tenant roster that includes Maersk, Peloton, Samsung, SpeedX, Vanguard Logistics, World Distribution Services, Fabuwood Cabinetry and OCM Globe. The park is now 93% leased overall, with the eighth and final building planned for completion in the second quarter of 2028.

“Everflow is a homegrown New Jersey company that has outgrown its space, and that’s exactly who we built Linden Logistics Center for,” said Alex Motiuk, director of investments and capital markets at GREP. “They needed a modern building close to the port, the airport and the turnpike, and one available for immediate occupancy. There just isn’t much new Class A product left in Northern New Jersey, so when a tenant like Everflow finds the right fit, deals come together quickly. We’re glad to have them at Linden.”

“Fully leasing 100 Linden is an important milestone and reflects years of hard work and determination from our team to make Linden Logistics Center a reality,” said Alex Cocoziello, principal and chief investment officer of Advance Realty Investors. “Everflow is exactly the kind of growing company this development was designed to serve, and it was a pleasure working with their collective team on this significant lease transaction.”

A CBRE team led by Thomas Monahan and Larry Schiffenhaus represented ownership in the transaction. Everflow was represented by Jordan Metz, Benito Abbate and James Friel of Metz Industrial Group of Bussel Realty.

Greek Design | Build completed the building and will start the tenant improvements for Everflow, including 15,000 s/f of office space with a breakroom, lab spaces and other ancillary space for the company’s expanded operations at the facility.

100 Linden Logistics Way features 40-ft. clear heights, 50 loading docks, two drive-in doors, 50 trailer parking spaces and parking for 187 cars. The building is LEED certified, sits within Foreign Trade Zone 49 and benefits from a 30-year tax PILOT.

The neighboring 516,600 s/f building at 200 Linden Logistics Way is fully leased to SpeedX and Maersk.

Linden Logistics Center offers access to the Port of New York and New Jersey, Newark Liberty International Airport and major regional transportation corridors, including the N.J. Tpke. (I-95), Rtes. 1 & 9 and I-278, enabling import, export and last-mile distribution throughout the U.S. Northeast.
