Beacon Capital Partners leases 38,000 s/f to TripAdvisor

According to Beacon Capital Partners, LLC, TripAdvisor has secured 38,000 s/f of the redeveloped class A tower at 330 Hudson St. TripAdvisor will occupy the full floor space as of June, joining Hudson Sq.'s tech and media business community. The 10-year lease comprises the entire second floor of the 16-story, 466,000 s/f building. The lease was brokered on behalf of Beacon Capital by CBRE through a team led by Robert Alexander, David Maurer-Hollaender and Bruce Surry. Columbia Group, assisted by Cushman & Wakefield represented the tenant. "After phenomenal growth and acquisitions of N.Y.-based Jetsetter, GateGuru and Oyster this year, we needed a space large enough to bring all the employees together and one that would foster collaboration and innovation," said Julie Bradley, CFO, TripAdvisor. "330 Hudson is a state-of-the-art building with a loft-like ambiance in Hudson Sq., which is the perfect location for the New York office of the world's largest travel site." "In redeveloping 330 Hudson, our team was particularly dedicated to providing the most advanced infrastructure to support tech-driven companies, while also offering the unique, flexible spaces that creative tenants value," said Christopher Gulden, senior vice president of Beacon Capital. "TripAdvisor joins a top-tier roster of tenants and we anticipate ongoing demand from like-minded companies." Following a renovation by Beacon Capital, 330 Hudson St. offers tenants stunning architectural details, bright, open spaces and a completely state-of-the-art infrastructure. Dating back to 1910, the property combines a classic eight-story base of stone and brick with newly constructed tower floors of glass. The 38,000 s/f loft-like base floors showcase the rich history of Hudson Sq. with exposed brick, concrete floors and large punched windows that bring in abundant natural light. Glass-wrapped tower floors of 17,500 s/f boast 14' ceilings and floor-to-ceiling windows with panoramic river and city views. The 330 Hudson St. entrance embraces the classic architecture of the neighborhood with restored limestone pilasters and expansive metal and glass framing. Portions of the original storefronts, including decorative column capitals, have been restored and others meticulously replicated. Designed by interactive designer Edwin Schlossberg of ESI Design, in collaboration with BBG-BBGM, the gallery-like lobby at 330 Hudson St. is wrapped in 77 ft. of LEDs for a vibrant and immersive experience. The dynamic displays connect visitors with compelling content about the building, the Hudson Sq. neighborhood, New York City and the world. 330 Hudson St. also creates a new amenity with the East Side Courtyard, which offers multiple seating areas and an adjacent through-block passage, constructed from brick identical to that used in the new exterior and accented by custom lighting. 330 Hudson St. is situated in the center of the ever-evolving and thriving Hudson Sq. neighborhood, readily accessible by subway, PATH and bus, as well as multiple options for parking.
