Manhattan, NY AmTrustRE has opened up an entire vacant office floor at its Midtown property, 260 Madison, to more than 50 artists for a temporary exhibition that gives the stripped-out space a new use.

Now open to the public, 260 Madison is a free, artist-run exhibition that transforms the building’s 23,000 s/f 14th floor into an unexpected setting for works spanning sculpture, new media and video. Rather than concealing the raw office environment, the exhibition uses the floor’s existing architecture and former workplace setting as part of the experience.

Co-curated by artists Dayana Matasheva, Edson Niebla Rodríguez and Shaina Tabak, the exhibition brings together established and emerging artists, including Matt Mullican, Jon Kessler, Simon Denny, Josh Kline, Eva & Franco Mattes, Rachel Rossin, Liz Magic Laser, Leigh Ledare, David Humphrey and Michelle Segre, among others. The exhibition also includes a number of artists with ties to Columbia University School of the Arts.

The exhibition comes as the 570,000 s/f Midtown office tower undergoes a comprehensive repositioning, temporarily turning spaces awaiting their next phase into platforms for artists, beginning with the 23,000 s/f space on the 14th floor and extending to a street-level space formerly occupied by Duane Reade, set to open in mid-October.

AmtrustRE acquired the property in late 2025, marking the second major acquisition of a commercial asset in New York City’s Midtown neighborhood in the past year, having acquired 360 Lexington Ave., a 24-story, 268,000 s/f office building in Midtown East, in late 2024. The transaction underscores the firm’s continued commitment to investing in and revitalizing the built environment across New York City.

260 Madison is now on view Friday to Sunday from 12:00 P.M. to 6:00 P.M. through November 22, 2026.
