AmTrustRE launches façade retrofit revitalization project at Manhattan office

Manhattan, NY AmTrustRE, a national real estate owner-developer with more than 12 million s/f of commercial, mixed-use and residential properties across the Northeast, Midwest and Sunbelt, has embarked on a forward-looking exterior retrofit project at its office tower, 59 Maiden Ln., designed to enhance the building’s energy performance and tenant comfort, without demolition or disruption to the office tower’s daily operations.

Originally constructed in the early 1960s, the 43-floor office tower’s aging brick envelope is being reskinned by MdeAS Architects with a porcelain and high-reflective metal panel facade system. The retrofit includes the installation of high-performing windows and a dramatic tenfold improvement in building insulation, resulting in a significant reduction in carbon emissions and energy use.

“This transformation is about more than aesthetics; it’s about delivering a modern office environment that today’s tenants can feel proud to be part of,” said Jonathan Bennett, president at AmTrustRE. “We’re enhancing the experience inside and out, while respecting the day-to-day needs of our tenant community.” 

“The revitalization of 59 Maiden Ln. is a great opportunity for us to utilize the design techniques we have developed over the past 30 years and bring a new aesthetic and high-performance mindset to the building,” said Mike Zaborski, principal, MdeAS Architects. 

At a time when New York City’s building energy performance standards are under intense scrutiny, the project represents a bold and practical alternative to full-scale redevelopment. By modernizing the envelope, ownership delivers the energy efficiency and environmental impact of a new building, minimizes emissions, and avoids disruption during new construction.

Adding to the complexity and innovation of the project is the fact that the tower remains fully occupied throughout construction. All work is being conducted with zero or minimal disruption to tenants, showcasing a meticulously planned, tenant-first approach.

The upgraded facade will not only elevate the building’s aesthetic appeal but also provide measurable benefits in terms of enhanced tenant comfort and long-term operational efficiency.

The project is expected to be completed in 2027.
