LMXD, MSquared and Taconic Partners launch leasing at Miramar

Manhattan, NY LMXD, MSquared and Taconic Partners have launched leasing at Miramar, a new development along the Harlem River in the Inwood neighborhood. 417 apartments, including studios, one-, two-, and three-bedrooms, are available for occupancy, featuring architectural design, crafted interiors and a full amenity package. 

Miramar’s location at 405 and 407 West 206th St. combines spacious living with easy access to the rest of New York City, New Jersey, Westchester and Connecticut. Leasing for Miramar is being led by Corcoran New Development as the Exclusive Leasing and Marketing Agent. The building is over 40%leased after just three months and move-ins have begun, with over 100 apartments occupied. Rents start at $3,125 for studios and one bedrooms and $4,450 for two bedrooms. “Each detail at Miramar is designed to ensure residents have a gracious living experience,” Katherine Kelman, managing director of LMXD, said. “With thoughtful layouts, luxurious amenities and elegant outdoor courtyards and terraces, Miramar is a tranquil retreat. At the same time, it offers great transportation access throughout the city, and is right by Inwood’s many cultural institutions, restaurants and some of the best parks and recreational activities in NYC.”

Residences at Miramar are designed with contemporary interiors, featuring large floor-to-ceiling windows to allow ample natural light. The flexible, open plan apartments provide added comfort, along with complimentary roller shades, in-unit washer and dryers, individually controlled all-electric heating and cooling systems, and recessed LED lighting. Kitchens are outfitted with ivory custom cabinetry, Italian walnut finish storage cubbies, white quartz countertops, marble porcelain tiled backsplash and LG stainless steel appliances. The ivory porcelain finishes extend to the bathrooms, which also feature custom medicine cabinets. Select residences feature oversized showers and closets, and private patios or terraces. 

Miramar features 85,000 s/f of world-class indoor and outdoor amenities. The elevated rooftop includes multiple grilling stations with private dining areas, communal seating, pergolas and 360-degree views of Inwood Park, the Manhattan skyline and Harlem River. Two landscaped terraces on the 11th floor provide more opportunities for relaxation with an outdoor mister, space for sunbathing and lounging, and more grilling stations and dining areas. Residents can also enjoy two fully landscaped courtyard gardens, each with a lawn and lounging areas. The ground floor features an indoor meditation garden with a walking path. 

The indoor amenity suite offers a sophisticated fitness center with oversized windows and state-of-the-art equipment, such as Peloton spin bikes, cardiovascular and strength training machines, and a yoga studio. A co-working lounge is available to residents, with private phone booths, conference space and lounge seating. Miramar also features several recreational amenities, including a billiards and gaming lounge, media lounge, two private party rooms with wet bars, a multi-sport simulator, karaoke lounge and a music studio. 

Miramar comprises a total of 698 apartments, 281 (40 percent) of which are affordable for those making 40, 60 or 80% of the area median income and were available through a lottery that closed in June. An additional 10% of units are set aside as workforce housing at rents limited to 120% of the area median income. Located at the very top of Manhattan, Miramar offers abundant access to the waterfront, parks and green spaces, along with beloved neighborhood restaurants and bars. With proximity to the 1 and A Subway lines and Metro-North (University Heights Station), Miramar provides a range of transit options to the rest of New York City and the tri-state area. 

Miramar will serve as a home for The People’s Theatre, Manhattan’s largest performing arts organization north of Harlem. Through ensemble-based, multilingual and multigenerational programming, The People’s Theatre offers a powerful artistic platform for immigrants and members of the Latine, Black and Queer communities. The complex will also have space for neighborhood retail and parking. The Miramar name honors the legacy of what was once the world’s largest outdoor saltwater pool — a historic Inwood gem that long served as a treasured community facility. 

The $416 million development features all-electric heating and cooling to champion the City and State’s carbon reduction goals. The project is pursuing a LEED BD+C Silver certification and meets the new sustainability standards established by New York State Homes and Community Renewal in 2022, which promote healthier living environments and highly efficient buildings.

The development is a joint venture among LMXD, MSquared and Taconic Partners. The Community League of the Heights (CLOTH) is the community sponsor. The buildings were designed by Beyer Blinder Belle Architects.
