Buffalo, NY Allpro Parking, LLC, one of upstate New York’s leading parking management and operating companies is relocating its corporate office, scheduled for mid-July. Allpro will vacate the only “home” it has known since opening its doors for business in April 2000.

The new location will be easy to find—almost directly across the street from its current location—in The Sinclair project nearing completion by Ciminelli Real Estate Corp. As of July, Allpro’s address will be: 465 Washington St., Suite 105, with the new offices occupying 7,000 s/f on the first level.

“Having maintained offices in downtown Buffalo for the past 16 years at 465 Main Street, it is exciting to start our next chapter at The Sinclair,” said Richard Serra, president and CEO of Allpro Parking. “When we first started in 2000, my office held two of us and now we have 14 people working full-time managing our corporate support for the 13 markets and cities in which we operate.”

With working space at a premium due to increased staffing needs, the move could not be more timely. “This new office space will allow for future expansion of our corporate headquarters as we continue to expand our parking operations further throughout the states of New York, Ohio, Pennsylvania and ostensibly other markets in the near future,” Serra said.

Founded by president and CEO Richard Serra in 2000, Allpro Parking, LLC specializes in the operation and oversight of surface and structured facilities, health care system parking management, commuter rail and airport parking and special event parking. Additionally, Allpro Parking offers first-class valet parking services for medical facilities, hotels, special and private events. Allpro current operates and oversees 139 locations and has a workforce of nearly 500 employees. The company was named recipient of the 2012 Business Ethics Award as well as the Buffalo Niagara Outstanding Employee Culture Award. Also, Allpro Parking was recognized with the 2010 Outstanding Service Award from the Greater Buffalo chapter of the Building Owners and Management Association due to its extensive training and certification program.

Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
