Adams & Co. Real Estate recently brokered an eight-year, 10,335 s/f renewal at 463 Seventh Ave. for American Utex International Ltd., an international fashion outerwear company. The space will serve as the company's U.S. headquarters and will be used for general and executive offices as well as showroom purposes.
David Levy of Adams & Co. represented the tenant and the landlord in the transaction. Although details of the lease were undisclosed, the asking price for the space was $44 per s/f.
"We are thrilled to place American Utex in this great fashion building with other major fashion players," said Levy. "The company will benefit from this high-traffic location in the heart of the Fashion District."
Built in 1925, the 22-story property boasts 24-hour security and FedEx and USPS drop-off service. Recent building renovations include new windows, revamped lobby and new elevators. Notable tenants include Nordstrom, Jazzman Sportswear and Henry Doneger Associates. Retail tenants include Andrew's Coffee Shop, Federal Express and Kara New York.
