$89.5 million penthouse sale at 1122 Madison Ave. breaks neighborhood record

Manhattan, NY Legion Investment Group and Nahla Capital has signed the penthouse at 1122 Madison Ave., a new condominium designed by Studio Sofield, into contract for the asking price of $89.5 million. The residence sets a new Upper East Side record, achieving the highest price and price per s/f for a condominium in the neighborhood.

“Our goal at 1122 Madison Ave. was to deliver homes of enduring quality in one of the city’s most coveted and competitive neighborhoods. The record-setting penthouse sale underscores the rarity of this offering and reflects the strength of the development. Every residence, including the penthouse, is defined by architectural distinction, privacy, and its premier location at the edge of the Upper East Side Historic District and its celebrated cultural institutions,” said Victor Sigoura, founder and CEO of Legion Investment Group.

“The penthouse embodies William Sofield’s vision for the building: a residence that is timeless, elegant, and rooted in the Upper East Side. The contract reflects the strength of the design, the building’s amenity offerings, and the lasting appeal of Madison Avenue as a global luxury address,” said Genghis Hadi, managing principal and co-founder at Nahla Capital.

Spanning Floors 20 and 21 with an expansive rooftop terrace above, the duplex penthouse crowns the building as a singular architectural statement of monumental limestone visible from Central Park, Museum Mile, Fifth Ave., and other Upper East Side vantage points. The home offers seven bedrooms and a double-height great room. The residence features sweeping views of Central Park, the surrounding historic district, the rooftop of The Metropolitan Museum of Art, and the Midtown skyline. Abundant private outdoor space spans nearly 2,000 SF across all levels, each offering a distinct vantage point over the city.

The penthouse is one of 26 expansive residences at 1122 Madison Avenue. Select residences, ranging in size from three to five-plus bedrooms, feature protected views of Central Park, and full-floor homes begin on Floor 15. 1122 Madison Ave. will also feature 10,000 s/f of amenities centered on wellness and community, including a fitness center by The Wright Fit, a multi-purpose squash and basketball court, a spa with sauna, steam room, and cold plunge, multiple resident lounges, a resident bar, private dining room, media room, billiards room, game room, and a children’s playroom, among other offerings.

Since launching sales on January 15th, 1122 Madison Ave. has already sold many three-, four-, and five-bedroom residences, with contracts totaling over $360 million. The first 18 residences sold at an average of over $5,400 per square foot, underscoring the intense demand for spacious, meticulously designed homes in prime Upper East Side locations.

Studio Sofield designed 1122 Madison Ave. as a reinterpretation of classic prewar architecture, marking the skyline with both elegance and sensitivity, mindful of the tower’s visibility from all directions. The building references neighboring buildings and stands prominently on Madison Ave., yet its scale still reflects the intimate human experience of living in the Upper East Side neighborhood. Clad in Indiana limestone, the façade will feature sculpted reliefs, signature carved limestone “rope”-trimmed window surrounds, and custom decorative railings that lend an added sense of craftsmanship and distinction.

1122 Madison Ave. is immersed within the Museum Mile District, from Neue Galerie to the Guggenheim, and one block from The Metropolitan Museum of Art, putting the world’s most important art collection at arm’s reach. The condominium offers easy access to the 84th St. entrance of Central Park, and is near many of the city’s most acclaimed private schools. Residents will also be steps away from fashion house retail flagships, jewel-box boutiques, and the classic Upper East Side dining institutions that adorn this celebrated luxury avenue.
