What accomplishment, milestone, project or transaction stood out for you or your firm in 2025?

Djurkovic Investment Properties “DIP” is working on a thoughtful office-to-resi conversion plan. The result is a project that blends housing with live-work amenities, reduces long-term vacancy risk, and demonstrates how zoning policy can unlock density without sacrificing community charm. With the office building being fully vacant this would be a homerun and have the client collect till the end of time. It’s a win-win for everyone and helps with the NYC housing crises in the long run.

What emerging trends or shifts will shape opportunities for you, your firm, or market sector in 2026?

We are currently working on advancing a site that is located in the M1-6 zoning district, which currently does not allow for residential development. However, with the proposed Midtown South Mixed Use (MSMX) rezoning on the horizon, this site will change to a M1-8A/R12 zoning district. This proposed zoning allows for a 18.00 FAR of residential and 12.00 FAR of commercial. Given the rezoning there will be a mandatory inclusionary housing (MIH) component required on site. Midtown’s higher FAR. This approach maximized the site’s value, enabled more units, and provided a scalable model.
