What accomplishment, milestone, project or transaction stood out for you or your firm in 2025?

Our standout 2025 milestone was fully repositioning Post Road Plaza in the Village of Pelham Manor, N.Y. National off-price retailer Burlington signed a 30,483 s/f lease at the ShopRite-anchored, 257,000 s/f center, backfilling a former Modell’s. At the same time, we reconfigured three spaces to accommodate community favorite Michaels just three months after it shuttered its store across the street — adding two best-in-class tenants and delivering a fully-leased, stronger-performing asset for ownership.

What emerging trends or shifts will shape opportunities for you, your firm, or market sector in 2026?

In 2026 we see three forces shaping opportunity: the continued expansion of value and off-price retailers like Burlington; growing demand for experiential, fitness and dining concepts that drive traffic; and owners’ readiness to reinvest in redevelopments and data-driven operations to keep well-located open-air centers competitive.
