What was your greatest professional accomplishment or most notable project, deal, or transaction in 2024? 

One of the many notable projects completed by Cresa’s Project Management division this year was the Rothman Orthopaedics Headquarters at 833 Chestnut St. in Philadelphia, PA. The work entailed the build-out of 50,000 s/f of raw space into 33 examination rooms, three X-ray rooms, a physical therapy room and a block of suites for epidurals. In addition, the build out included patient waiting areas and several administrative and C-Suite offices. Beyond the construction of diverse use areas, we also included several technology upgrades, such as Smart Engines for low voltage lighting and audio-visual infrastructure to increase functionality and sustainability.

What emerging trends will drive investment and development in 2025?

Without question, the most important trends driving development and construction in New York City in 2025 will be guided by criteria established in the Climate Mobilization Act aka Local Law 97. Supporting the law’s mandate to systematically reduce carbon consumption - with 2025 being the first threshold for demonstrable reductions - are several technology-driven systems geared to sustainability, such as Smart Engines for lighting, as well as other platforms supporting wellness and indoor air quality (AIQ).
