What was your most notable project, deal, transaction or professional achievement in 2016?

I’d have to say it was the recent sale of a mixed-use building at 153 Main Street in Mount Kisco. We have a long history with the building. Admiral managed it for 10 years, and when the owners decided to sell, they came to us. We still do the retail leasing on the property for the new ownership.

What project, transaction, market trend or product had the greatest impact on your industry this year?

Speed of change. The business life cycle has gotten compressed, and adaptability is essential, whether you are a tenant or a landlord. Businesses have to react quickly to changes in consumer preferences, or be savvy enough to predict them. In retail especially, landlords have the constant challenge of finding potentially profitable new concepts to balance the often less lucrative tried-and-true.

How will you be supercharging your productivity in 2017?

By combining tenacity, creativity and empiricism. We have a great team of specialists – people with diverse strengths - who work together. Collectively they’re much more powerful.

What emerging trends will drive investment and development in 2017?

The continued evolution of retail as an experience, with emphasis on food, services, entertainment, health and fitness will be a driving force in 2017. Retail and investment will be most successful in markets that are able to embrace less traditional uses. For office, we’re seeing an uptick in demand as NYC firms are moving to or opening satellite offices in Westchester and Fairfield Counties which will continue in 2017.

In investment sales, we will see a similar flight from NYC, with investors still looking to Westchester and environs as a safe haven with better returns than NYC.
