Buffalo Wild Wings is preparing to open its first location in Mercer County following the purchase of a former Chili's location at 3465 US Highway 1 in West Windsor.
Winick Realty Group NJ founding partner and senior vice president Tyler Bennett represented AntSul Group LLC (dba Buffalo Wild Wings) in the off-market transaction, which marks Buffalo Wild Wings' sixth location in New York and New Jersey.
"AntSul Group had been looking for space in this market for many years," said Bennett, who pointed to such desirable factors as the area's strong daytime population, density of office buildings and stable residential market.
Bennett actively pursued the owners of the building, Mishawaka, Ind.-based Quality Dining Inc., a franchise operator that runs 48 Chili's restaurants in six states. With this transaction, AntSul Group acquired 6.8 acres of property, including a 6,000 s/f building out of which Buffalo Wild Wings will operate when it opens in late October. The restaurant also purchased Chili's liquor license.
The stand-alone building is situated on Route 1, where more than 50,000 cars will pass by the site every day. It is also well-positioned in the market, standing between a Whole Foods and the 1.1 million-square-foot Nassau Park Pavillion Shopping Center, which is anchored by Wal-Mart and Wegmans.
"It's hard to find a location in this market with great visibility and room for on-site parking," said Bennett. "We were lucky to have found one of the top-tier restaurant locations in the state of New Jersey.
"We are anxious to begin renovations on the existing Chili's," said Stephen Sullivan, president of AntSul Group. "We feel in this market, with this location, opening as a Buffalo Wild Wings, we will be adding another strong restaurant to our portfolio."
Bennett is continuing to work with AntSul Group to find additional Buffalo Wild Wings locations in Staten Island, NY, as well as Hamilton Township and New Brunswick, NJ. The company is seeking 5,500-7,500 square-foot spaces with a minimum of 50 feet of frontage and parking for 125 cars. A liquor license is required.
