Brooklyn, NY According to Global Holdings, RillaVoice Inc. (Rilla), the AI-powered conversational intelligence platform for field teams, has signed a 57,350 s/f, 10-year lease for the entire eighth-floor penthouse at 25 Kent, which features 4,000 s/f of private outdoor space. The transaction pushes new office lease signings within the last year to 110,585 s/f at the eight-story Williamsburg office building, where Global Holdings took over day-to-day operations early last year. The deal is the largest office lease signed in Williamsburg – and among the largest in Brooklyn – since the beginning of last year, underscoring the borough’s continued rise as a magnet for creative, tech, and AI-driven companies.
Rilla was represented by Cooper Weisman and Ryan Gessin of Newmark.
Global Holdings was represented by Craig Panzirer and Alex Radmin, along with Jordan Gosin, Will Grover, and Drew Wiley of Newmark.
“Brooklyn has become one of the most dynamic and creative technology hubs in the country, and 25 Kent sits at the center of that transformation,” said Craig Panzirer, senior vice president and director of leasing at Global Holdings. “Rilla’s commitment reflects the accelerating momentum we’re seeing from AI and innovation-driven companies who want a workspace that matches their ambition. Global Holding’s investment in 25 Kent is delivering exactly that – an environment where the next generation of industry leaders can grow and thrive.”
Rilla’s deal caps a year of leasing activity at 25 Kent driven by tenants, including Queen One (30,000 s/f); Five Iron Golf (15,856 s/f); and Autonomous Technologies Group (5,384 s/f). This lease is part of more than 1.3 million s/f of office deals executed portfolio-wide by Global Holdings since the beginning of 2025, including 300,000 s/f at 99 Park Ave. and a 495,753 s/f lease extension at 120 Park Ave. with Bloomberg L.P.
Global Holdings assumed primary management of 25 Kent in April 2025. This shift brought new resources, capital, and strategic vision to the building. Key to this vision is a targeted prebuilt program designed to cater to the needs of rapidly scaling tenants that has attracted strong interest from AI and innovation-focused companies seeking move-in-ready space.
“25 Kent delivers a workplace experience that truly resonated with our brand ethos. There is a seamless connection to the cultural energy of waterfront Williamsburg that felt like home,” said Sebastian Jimenez, CEO & founder of Rilla. “Global Holdings’ investment in the building supports collaboration, culture, and productivity. As companies continue to rethink where and how they want to work, 25 Kent is setting the pace for what a modern creative and tech headquarters should be.”
Tenants at 25 Kent — the city’s first ground-up commercial development in more than 40 years — benefit from a suite of amenities including a fitness and wellness center, a 20-ft.bouldering wall, and a 12,000 s/f rooftop terrace with views of Manhattan and the East River. Rilla will join major tenants including Amazon Music, KITH, Altana AI, Pura Vida and Othership.
