Vanguard-Fine completes 31,570 s/f in leases and two sales totaling $625,000

Albany, NY According to Vanguard-Fine, LLC, the firm has completed the following transactions:

Steven Lerner of Vanguard-Fine, brokered the five-year lease between Neighborhood Preservation Coalition of New York State and Creative Albany, LLC. The 870 s/f office is located at 121 State St. 

Christopher Farrell of Vanguard-Fine and Eric Simonds at CBRE, Albany brokered the sale of 113 Everett Rd. for $300,000 between Healing Meals, LLC and Floria Cioffi. This property will be a multi-tenanted retail building.

Paul Bulmer, Kenneth Brownell and Barry Feinman of Vanguard-Fine, LLC brokered the 20-year lease between Rite Aid and National Retail Properties, Inc. The 14,500 s/f store expansion is located at 90 West Ave., Saratoga Springs.

Brownell and Feinman brokered the 10-year lease between Harbor Freight Tools and Lake City Realty, LLC . The 15,000 s/f store is located at 568 Rte. 3, Plattsburgh.

Feinman and Brownell brokered the sale of 3.5 acres located on 9W in Catskill for $325,000 between Spot On Storage, LLC and L.B.D. Inc. This property will be the location of the new Spot On Storage facility.

Farrell, Brownell and Feinman, with Brian Donovan of Donovan Real Estate brokered the lease between Cork N Cow and KIR Latham Farms. The new 4,200 s/f restaurant is located in Latham Farms, Latham.

Feinman and Brownell brokered the 15-year ground lease between Texas Roadhouse and Wachs New Hartford Development, LLC. The new 7,000 s/f Texas Roadhouse Restaurant will be located on the pad of the Price Chopper Plaza in New Hartford.

Bulmer and Steve Tulgan of Ferrara Jerum brokered the five-year lease between Cricket Wireless and CCMS 2005-CD1 Retail 1400, LLC. The new cellular store will be located at 1400 Altamont Ave. in Rotterdam.
