Valenti and Goodkind of Newmark Knight Frank renew 42,000 s/f lease; for NYS Department of labor at 120 Bloomingdale Road, White Plains

The NYS Department of Labor has renewed its lease at 120 Bloomingdale Rd. The 10-year agreement will keep the organization in 42,000 s/f on the entire second floor of the building. Newmark Knight Frank acted as sole agent with principal Patricia Valenti and managing principal John Goodkind heading up the team. "We're very excited that the Department of Labor decided to renew at 120 Bloomingdale," Valenti said. "The organization recognized the value of staying in place—particularly to its employees—by taking into consideration the amenities, the great accessibility and retail surrounding the property. The Westchester market is very competitive and the property proved to have the ideal total package for the Department of Labor." The Department of Labor has leased the second floor of 120 Bloomingdale since 2000. It has its own entrance, for better accessibility to the public. The property comprises a four-story, 145,556 s/f office building on 5.8 acres. Amenities in the building include a fitness center and a cafeteria. Located on the eastern fringe of the White Plains CBD office market, 120 Bloomingdale Rd. stands directly across from Bloomingdale's, and one block from The Westchester Mall. Westchester County Airport is within 15 minutes and the Westchester County Bee-Line bus service provides transportation to the White Plains train station. "Leasing activity has been relatively flat in Westchester County lately," said Goodkind, "but that the Department of Labor decided to stay put with the same amount of space is a reflection on the desirability of this asset, and of this neighborhood. This was a solo effort by the Newmark Knight Frank team, and we're delighted that the transaction was a win for everybody."
