Two Trees signs 6,600 s/f lease with maman at 66 Water St.

Brooklyn, NY Two Trees Management Co., a family-owned, Brooklyn-based real estate development firm, has inked a lease agreement with New York City-based French bakery, café & event space maman for a retail space at 66 Water St. in DUMBO.

maman continues its expansion with this new 6,600 s/f location in DUMBO, bringing its total to twenty-five New York City outposts and fifty-one overall. Since opening its first location in SoHo in October 2014, maman has grown quickly, establishing locations across the East Coast, southern states, including Texas, and Canada. The new location will offer maman’s signature experience: rustic décor, the comforting aroma and taste of family-inspired cuisines, and a focus on the highest quality ingredients. The DUMBO store will also be available as a private event space for everything from baby showers to photoshoots with antique provincial decor, custom floral installations, and food and drink offerings. 

“We love becoming part of neighborhoods that share our focus on warmth, creativity, and community,” said Elisa Marshall, co-founder of maman. “DUMBO has long been one of Brooklyn’s most dynamic destinations, and we’re excited to bring a new gathering space to the neighborhood, whether guests are stopping in for coffee, meeting friends for brunch, or celebrating a special occasion.” 

“maman joins a robust mix of beloved independent and national retailers that bring world-class dining to DUMBO from morning through evening,” said Alyssa Zahler, managing director of leasing at Two Trees, who facilitated the lease in-house. “People choose to live and work in this intimate waterfront neighborhood for its charming streetscape and full-service lifestyle, where food and beverage destinations like maman, Ziggy’s Roman Cafe, abc kitchens and more play an essential role in shaping the community’s daily rhythm.”

Over the past decade, DUMBO has transformed into one of New York’s most dynamic neighborhoods – a designated design district with a mix of office and residential offerings, art and design galleries, national retailers, public green space, and an expanding food and retail scene that varies from casual, health-forward concepts to elevated, chef-driven restaurants. maman will join a growing roster of neighborhood dining spots ranging from Jean-Georges’ abc kitchens, Celestine, and Gair to Springbone Kitchen, Sweetgreen, Beepublic, and Pura Vida Miami, which will be opening in the neighborhood this spring.

maman is scheduled to open in Q2 2026.
