
Brooklyn, NY According to Two Trees Management Co., architecture firm Bjarke Ingels Group (BIG) has renewed its lease for the firm’s 50,000 s/f headquarters at 45 Main St., making it the largest deal of the year in DUMBO. Snøhetta, another architecture firm, also signed a sizable deal in DUMBO this year, relocating its headquarters from Manhattan to a 25,000 s/f office at Two Trees’ 55 Washington St. in March. In May, the neighborhood was officially designated as New York City’s newest design district.
BIG renewed its office space on 45 Main St.’s ninth floor and was represented by Ryan Gessin, managing director at Newmark, and Jeff Karp, co-managing partner at Latitude Property Group. Alyssa Zahler, managing director of commercial leasing, represented Two Trees in-house.
The deal reinforces BIG’s roots in the neighborhood which is home to over 150 architecture and design studios, many of them fueled by BIG’s move to DUMBO back in 2017.
“In many ways, BIG was a pioneer of DUMBO’s now flourishing design community,” said Alyssa Zahler, managing director of commercial leasing at Two Trees. “The studio saw the value in the DUMBO neighborhood and its industrial, loft-style offices, which allow flexibility for design tenants to be creative and make the space their own. Not only that, but much of this industry’s talent base lives in or is moving to Brooklyn. It’s becoming a no-brainer for design firms, and that’s apparent in our leasing momentum.”
Two Trees is responsible for more than 50% of the commercial leases in Brooklyn in 2025, totaling over 380,000 s/f in new deals. Two Trees signed over 200 new leases and renewals to-date this year, including design studios like Snøhetta, Sage & Coombe Architects, Batliboi Studio, Mammoth Projects, Starling Architecture, Jamie Perez Herrera, among others. Architecture and design firms continue to join this vibrant creative community, which fosters new opportunities for collaboration and cross pollination with close proximity to the impressive talent base that has cultivated in Brooklyn.
DUMBO has evolved into one of New York City’s most dynamic residential, office, and retail destinations. Artists, designers, and creative companies continue to flock to DUMBO, drawn to its thriving art scene, picturesque cobblestoned streets, waterfront access, and historic loft buildings and converted warehouses that remain authentic to the neighborhood’s history as a former industrial district. Arguably home to the highest concentration of designers of any neighborhood in New York City, DUMBO’s architecture and design studios include Garrison Architects, Brooklyn Studio, Worrell Yeung, and Post Company, as well as independent furniture designers, design galleries, and brands like VISO Project, Hudson Wilder, Sixpenny, Mark Jupiter, and ZAROLAT. Not only do these firms collaborate often on projects, but many of the principals also live in the neighborhood, which creates a nice community feel for designers working there.
45 Main St. is a 12-story office building managed by Two Trees Management. The building’s waterfront location places it steps from Brooklyn Bridge Park, the Manhattan and Brooklyn Bridges, and the retail and dining offerings that define the neighborhood. 45 Main St. features modern amenities, including a newly renovated lobby, conference rooms, mother’s room, bike storage, and parking garage.
