TRITEC signs two leases totaling 3,800 s/f at New Village at Patchogue

TRITEC's New Village at Patchogue has signed two new leases totaling 3,800 s/f. Owners of the Marble Steakhouse in Floral Park will be opening a 2,200 s/f restaurant called Bespoke on the New Village Green located at 16 Havens Ave. Brookhaven Memorial Hospital will be opening a 1,600 s/f primary care located on Lake St. and the New Village Green with construction beginning later this year. Schuckman Realty represented TRITEC in both transactions. Del Fuego Restaurant is also preparing to open this year at 31 West Main St., the fully renovated landmark that sits at the doorstep to New Village. Retail in 31 West Main St. includes Teachers Federal Credit Union and Hoshi Hibachi. The Shoppes at New Village comprise 36,150 s/f of retail space as part of this mixed-use development, which includes 291 residential units. New Village was developed and constructed by TRITEC Real Estate. In addition, the retail space is managed by TRITEC and represented by Schuckman Realty.

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
