Sozio, Tortorici and Deutch of Ariel Property Advisors broker two Central Harlem sales totaling $3.702 million

Ariel Property Advisors has closed two deals totaling $3.702 million. The transactions consisted of a development site and a four-story walk-up, both in Central Harlem. The first deal was the $3.027 million sale of a development site at 2630 Frederick Douglass Blvd. The 100-foot-wide lot features 39,968 buildable s/f as-of-right or 64,498 buildable s/f with a community facility bonus. Brokers Victor Sozio, Michael Tortorici, and Jesse Deutch, represented both the seller, a non-profit organization, and the buyer, a real estate development group. The second deal was the $675,000 sale of a four-story walk-up at 223 West 113th St. The building features 3,840 s/f.
