Smadbeck, Oster, Shapiro, Kimyagarov, Brumback and Knackal of Massey Knakal brokers three building sales totaling $17.45 million

Massey Knakal completed the following three sales totaling $17.45 million: * The 105 Riverside Drive House, a townhouse at 105 Riverside Dr. in Manhattan's Upper West Side, was sold in an all-cash transaction valued at $6.15 million. This five-story, plus penthouse, townhouse contains 8,172 s/f and sits on a 26.33' x 88.67' lot. The sale price equates to $753 per s/f, a 2.03% capitalization rate and 29.85 times the gross rent. Massey Knakal's Hall Oster exclusively handled this transaction with Paul Smadbeck. * A mixed-use building at 108 West 116th St. in Manhattan's Central Harlem neighborhood, was sold in an all-cash transaction valued at $2.8 million. The five-story walk-up building contains 8,300 s/f and sits on a 20' x 100.92' lot. There are 7 one-bedroom apartments, one non-profit professional space and one retail store. Massey Knakal's Robert Shapiro and Lev Kimyagarov exclusively handled this transaction. * A mixed-use building at 666 East 233rd St., North Bronx, was sold in an all-cash transaction valued at $8.5 million. The six-story elevator building contains 63,480 s/f and sits on a 150' x 100' lot. It consists of seven commercial units, and 68 residential units, of which 51 are one-bedroom, 12 are two-bedroom and 5 are one-bedroom units. The sale price equates to $134 per s/f. Massey Knakal's Karl Brumback and Bob Knakal represented the seller in this transaction. The buyer was represented by Rosewood Realty Group.
