Silber of Silber Investment completes $6.1 million sale

Hicksville, NY A partnership between MC Hicksville Realty LLC and Maple Forest Realty LLC has acquired the fully occupied retail shopping center located at 350-382 W. Old Country Rd. for $6.1 million from Chicago-based US Realty Group. Adam Silber, principal of Silber Investment Properties represented both parties. This property consists of 27,000 s/f of retail and restaurant storefront space. The property is situated within the residential district and adjacent to Old Country Rd. Elementary School and just minutes from Hicksville High School, making it a perfect and convenient shopping and casual dining destination for families in the area.

“This was one of the smoothest transactions I’ve had in my 30-plus-year career due to the kind nature of both the sellers and the purchasers,” said Adam Silber. “This shopping center has been in the seller’s family for over 50 years. The purchasers saw value in the under-market rents being paid by the tenants due to the sellers being out-of-state.”

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
